BUYING A HOME IN FOLSOM

Find your fit.
Then look closer.

Start with the places you need to reach each week, then compare individual homes around that routine. Folsom’s city trail network and the newer Folsom Plan Area offer different starting points for exploring the area. A location that looks close on a map still deserves a visit at the times you would actually use it.

Start with your daily route

Put your work, regular errands and favorite activities on the same map. Try the drive on a weekday and visit the immediate surroundings on foot. Compare access, road noise, parking and the route home before narrowing your shortlist.

Look closely at newer communities

The City identifies the Folsom Plan Area as its newer community south of Highway 50, including neighborhoods such as Mangini Ranch and Russell Ranch. Use the City’s planning updates to distinguish existing amenities from future plans. For a particular home, ask for its actual tax bill, any HOA documents, construction status and nearby development information.

Make outdoor access specific

Folsom’s official trail information is a useful companion to a home search. Check the entrance you would use, how you would reach it, and any current closures. Being near a trail or lake on a map does not establish direct access from a property.

SELLING IN FOLSOM

your property.

For a Folsom sale, begin with your home’s condition, location, features and recent comparable properties. Gather improvement records and talk through your timing before deciding on repairs or presentation. Jay can help organize a preparation plan around the home you are actually selling.
